POSITION SUMMARY:
Under limited supervision, the PMO/Warranty Supervisor is responsible for guidance, operation, and direction for the Preventive Maintenance Program and Warranty Enforcement as specified by contract. Employees in this job class will assign and oversee preventative maintenance tasks, equipment projects and repairs and will ensure established time schedules are met. Employees in this job class will supervise the daily function of the Preventive Maintenance and Warranty personnel in setting up and gathering information for facility assessments, preventative maintenance scheduling, and follow ups.
TYPICAL DUTIES:
1. * Plans and schedules Preventive Maintenance for all shops.
2. * Ensures deliverable requirements and other reports are submitted to government.
3. * Validates and confirms facility maintenance repairs performed IAW applicable terms and conditions of contract and manufacturer equipment requirements.
4. * Acts as Warranty Enforcement Manager in support of contract.
5. * Manages established warranty process to ensure warranty claims are submitted in a timely, effective manner ensuring contract requirements are followed on response and repairs performed by PRIDE Departments, and/or other contractors on base.
6. * Maintains accurate and complete files and reports regarding Deliverables and Preventive Maintenance.
7. * Oversees outside contractors on performance of Preventive Maintenance requirements and Warranty repairs and provides feedback to stakeholders when necessary.
8. * Monitors status and results on PM, Warranty, and PWO programs to ensure equipment/facility is scheduled per frequency and manufacturer recommendations.
9. * Acts as a technical resource to field personnel and actively engages in field issues.
10. * Participates in a variety of departmental and other meetings on a regular basis.
11. * Reads, interprets, and ensures that work performed is within contract requirements and guidelines.
12. * Manages and oversees the Technical Library for facility, equipment as well as all literature, brochures, parts lists, manuals, and warranty information per contract requirements.
13. * Ensures Warranty items are reconciled and updated in Warranty Tracker and CMMS software program(s) per contract requirements.
14. * Supervises staffs; ensures a competent, motivated staff though hiring, training, counseling, supervising, and reviewing the performance of employees.
15. * Oversees work activities and reviews work to ensure it is performed safely, on-time, and according to establish procedures, regulations, and guidelines.
16. Perform other duties and special projects as assigned.

MINIMUM QUALIFICATIONS:
- Three or more years of experience in facility maintenance or experience in a facilities service skill (carpentry, electrical, plumbing, roofing, etc.);
- Technical skills in the contracts line of business (facility maintenance, grounds maintenance, custodial, food service, etc.);
- Computer skills, including word processing, PowerPoint, Strong in Excel and industry-based CMMS software program(s);
- Ability to communicate effectively and respond to questions and requests from team, customers and others;
- Effective written communication skills using appropriate business English;
- Human relations skills to maintain effective working relationships with team;
- Effective customer service skills;
- Intermediate computer literacy including knowledge of word processing, spreadsheet, database and presentation software; - Basic mathematical ability including addition, subtraction, multiplication, and division;
- Demonstrated customer service, problem solving and common-sense skills.
EDUCATION REQUIREMENTS:
High School Diploma or GED
A comparable combination of formal education and work experience will be considered.
CERTIFICATES REQUIRED:
The following licenses or certificates may be required depending on local, state and/or contract requirements:
Valid Driver's License
PHYSICAL REQUIREMENTS:
Employees must have the ability to perform the following physical demands for extended periods of time with or without assistance:
• Answering phone/making calls
• Maneuvering in and around the worksite
• May require sitting, standing, walking, walking on uneven surfaces
• Viewing computer screen
• Utilizing keyboard
• Bending, kneeling, reaching, and stooping
WORK ENVIRONMENT:
Work is performed primarily in an office environment with limited privacy and exposure to noise from others conducting business. The remainder of work is performed on job sites in the field, driving to and from worksite. Employees may be exposed to hazardous equipment, toxic substances, noise from equipment, and depending on external weather conditions, wind, rain, cold, and heat.
