There are direct reports with this position.

 

 

POSITION SUMMARY:
Under minimal supervision the Maintenance Manager will supervise the day to day operations of the maintenance staff.  Employees in this job class are responsible for planning, assigning and monitoring workloads as well as evaluating employee and contractor performance while ensuring adherence to PRIDE’s safety policies and procedures as well as provide guidance and advice on technical matters.  This job class requires advanced knowledge in the areas of electrical engineering, HVAC mechanics, painting and fire alarm systems operations.

 

 

TYPICAL DUTIES:
1. *Provide day to day organization, direction and supervision of skilled maintenance staff.
2. *Assigns service orders, routine and preventative maintenance tasks, and equipment projects and repairs.
3. *Supervises staff; ensures a competent, motivated staff through hiring, training, counseling, supervising and reviewing the performance of employees.
4. *Meets established time schedules.
5. *Coordinates timely completion of service calls and other jobs.
6. *Inspects the work of maintenance crew while in progress as well as provide advice and assistance as necessary.
7. *Provides training on proper techniques and diagnosis for specific tasks.
8. *Ensures compliance to established safety rules in accordance with company and federal policies and procedures in operating equipment.
9. *Monitors status of projects, and pending problems as well as offer resolutions.
10. *Oversees work of outside contractors.
11. *Monitors results of maintenance projects, preventative maintenance, and energy management programs.
12.  Performs other duties and special projects as assigned.

MINIMUM QUALIFICATIONS:
• Five or more years of work experience in building maintenance; including three years in a supervisory role;
• Strong knowledge of electrical systems, electrical theory, and HVAC systems and operations;
• General knowledge of plumbing, carpentry and general maintenance procedures;
• Knowledge of building automation systems;
• Ability to troubleshoot, modify, and maintain maintenance systems and equipment;
• Ability to diagnose such areas as electrical, HVAC, plumbing, carpentry, drywall, roofing and exterior structures;
• Supervisory skills to hire qualified employees, provide for their professional development, administer performance management and disciplinary processes effectively, and address employee relations appropriately;
• Ability to effectively supervise and develop assigned team to meet production/service goals while adhering to safety policies and rules;
• Ability to communicate effectively both orally and in writing; to make presentations and respond to inquiries by senior management, customers and/or employees;
• Demonstrated leadership, organizational, reasoning, problem solving and analytical skills;
• Exceptional customer service skills;
• Human relation skills to build effective relationships with team, customers and public;
• Advanced computer literacy including knowledge of word processing, spreadsheet, database and presentation software;
• Knowledge of business English including vocabulary, spelling, and correct grammatical usage and punctuation;
• Mathematical skills to include the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations;

 

 

EDUCATION REQUIREMENTS:

High School Diploma or GED

Technical/other training

 

 

CERTIFICATES OR LICENSES REQUIRED:

The following licenses or certificates may be required depending on local, state and/or contract requirements:

 

Fed Security Clearance

Valid Driver's License

 

 

PHYSICAL REQUIREMENTS:

Employees must have the ability to perform the following physical demands for extended periods of time with or without assistance:

 

• Viewing computer screen/monitor  
• Utilizing keyboard
• Answering phone/making calls

 

 

WORK ENVIRONMENT:

Work is performed in a normal office environment with limited privacy and some exposure to background noise.
