There are no direct reports with this position.

 

 

POSITION SUMMARY:   

Under limited supervision, the Building Maintenance Technician performs a variety of skills duties in one or more of the building trades; painting, carpentry, minor electrical, plumbing, cement masonry, drywall, or HVAC to maintain, repair and remodel facilities. This job class requires knowledge of mechanical, electrical, plumbing, heating, and air conditioning (HVAC), general carpentry, and occupational safety (Cal OSHA and OSHA) regulations; and the ability to read and understand blueprints and schematics.

 

 

TYPICAL DUTIES:  

1. * Performs a variety of carpentry, minor electrical, plumbing, cement masonry or HVAC preventative maintenance repairs and new construction projects.

2. * Repairs interior walls by demolition, installing new drywall, painting, and finish work.

3. * Assists as directed in the operation and maintenance of mechanical systems such as heating, ventilation, air conditioning, steam system, automatic temperature control, electrical, pool filtration and ozone system, operates snowplow or other similar equipment as needed.

4. * Researches and solicits vendors for repair parts and preventative maintenance parts for stationary equipment.

5. * Purchases required supplies and materials to complete various projects.

6. Perform other duties and special projects as assigned.

MINIMUM QUALIFICATIONS: 

- Trade school coursework in general carpentry, HVAC, electrical, and/or building maintenance preferred;

- Five or more years of work experience in building maintenance;

- Knowledge of Cal OSHA and OSHA occupational safety regulations;

- Knowledge of and the proper use of specialized departmental equipment including that used in the trades of electrical, plumbing, HVAC, and general carpentry;

- Ability to read and understand construction, electrical, and equipment drawings and schematics;

- Basic computer literacy for entering and looking up information using standard business software;

- Customer service skills to act responsively to customer inquiries and requests; and escalate the more difficult matters appropriately;

- Ability to build effective working relationships with staff, customers and others;

- Communication skills to provide procedural and information, and to follow written and oral instructions;

- Mathematical skills to include the ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations;

- Flexibility to adapt to changing work priorities;

- Demonstrated organizational, problem solving and common-sense skills.

 

 

EDUCATION REQUIREMENTS: 

High School Diploma or GED

 

 

CERTIFICATES REQUIRED:  

The following licenses or certificates may be required depending on local, state and/or contract requirements:

Valid Driver's License

 

 

PHYSICAL REQUIREMENTS:  

Employees must have the ability to perform the following physical demands for extended periods of time with or without assistance:

• Maneuvering to and around equipment

• Standing and walking

• Bending, stopping, kneeling and reaching

• Lifting or move boxes or equipment (up to 35 pounds)

• Climbing ladders

 

 

WORK ENVIRONMENT:  

Working is performed at a customer worksite and will require driving to and from various worksites. Employees may be required to work in confined space and may also be exposed to toxic substances, electrical shock noise from equipment and depending on external weather conditions wind, rain, cold and heat.
